This service is ideal for historic or recent renovations that have no architectural drawings or detailing prepared or avalable. It is more difficult for pre-approved buyers with a finance condition in their offer to get full lending approval without a certificate of acceptance or as-built drawings that match what is renovated in the home.

This architectural service is for smaller renovations where the local council may grant that the project is exempt from requiring a building consent, but to do so they require some architectural drawings and detailing.
A building consent exemption should be a consideration for any bathroom or kitchen renovation, for the relocating of windows and external doors and the removal of potential load bearing walls inside the home.
